However, an open-access model does require thoughtful operating rules. Property owners need to consider signage, after-hours availability, parking time limits, overstay fees, payment options, online discoverability, and policies for non-EV vehicles parked in designated EV spots.
Private EV Charging Access
Best fit for: Multifamily communities, workplaces, fleets, employee parking areas, and other restricted facilities.
Alternatively, private EV charging stations are restricted to a select group of users. Access may be tied to RFID credentials, a driver’s account, specific email domains, or physical barriers to entry. This model gives property owners greater control over who can charge and helps ensure stations are always available to those they are intended to serve.
At a multifamily property, for instance, access may be restricted to a specific resident by assigning the station to the driver’s email address through the charging provider’s online platform. Offices, on the other hand, may install stations behind a gate that is operable only by current employees. Fleet operators may provide employees with RFID cards to ensure that charging sessions are only initiated by authorized drivers.
Private access also requires clear decisions about station authorization and sharing. A property may dedicate a station to one specific user, allow a larger group to share several chargers, or establish strict rules based on parking assignments and expected demand.
Mixed-Use EV Charging Access
Best fit for: Mixed-use developments, properties with retail and residential parking, hotels with public amenities, office-retail centers, campuses, and shared parking facilities.
Mixed-use access combines public and private charging on a single property. A site might reserve certain stations for residents or employees while making others available to visitors or local community members.
This model is often the most flexible for property owners but also requires the most planning. Different driver groups may have varying dwell times, pricing expectations, and charging needs. A successful mixed-use deployment should make it easy for drivers to distinguish between public and private stations. Clear signage, station placement, parking rules, access permissions, and pricing can reduce confusion and help each group find the correct chargers.
